Short Term Rental Terms and Conditions
Most homes are set up for two-person occupancy.. Some homes have the second bedroom set up as a den or TV room, which may be equipped with a bed or hide-a-bed. It is important that you let us know if you will be sharing the home with another couple or will be having frequent overnight visitors. All occupancy is subject to the approval of the Home Owners Association.
The home you rent will have the basics for a comfortable stay. However, it might not be equipped with some of the items you may be accustomed to at home such as a dishwasher, an electric skillet, blender, etc. You may wish to bring your own crock pot, special lasagna pan, radio, extra telephone, answering machine or alarm clock.
Leases: Booking for winter rentals begins in mid-August with a call from a SunTree Property Management associate. At that time, they will discuss your options. We can only hold a property for 24 hours for your decision. After a verbal conformation, a lease agreement will be sent to you. SunTree must receive your signed contract and all appropriate deposits within 14 days of the initial verbal notice in order to hold your reservation. Home choices are subject to availability.
Rent Deposit: Reservations are considered confirmed when SunTree has received a signed Tenant lease plus one month’s rent, cleaning deposit, all applicable taxes, and pet fees (if required).
A WRITTEN NOTICE is required to cancel your lease and the following cancellation fees apply:
- 91 days prior to start of lease, all deposit are returned minus a fee equal to $50 per leased month.
- 61-90 days prior to start of lease, deposits are returned minus a fee equal to $250 per leased month.
- Less than 61 days prior to start of lease, you are responsible for ALL the terms of the lease.
Security Deposit: A security deposit is due at check-in. Security deposits are deemed refundable unless damage or extra cleaning fees apply. The security deposit amount depends on several factors including the length of stay and size of the unit and will be specified in your contract.
Pet Fee: Pets are welcome in some units with prior owner approval. There is a pet deposit/fee which must be prepaid in full prior to occupancy. The pet deposit/fee depends on several factors, including the type and size of the pet, length of stay, size of unit. The amount of the pet deposit/fee will be specified in your contract. PET DEPOSIT/FEES ARE NON-REFUNDABLE.
Cleaning Fee: A non-refundable cleaning fee (inspection, inventory, cleaning and laundry) is required. Rates vary by size of unit.
Rental Payment: Payments must be made in US currency, Personal check or traveler’s checks are acceptable. We do not accept cash or credit cards.
Gated Communities: An additional fee may be required for tenant and guest cards. They are to be picked up at the Home Owners Association Office by the tenant. We will submit the applications to the HOA prior to your arrival.
Telephone, Cable, Utilities: Local service is included on short-term leases, under six months. Long distance service is blocked and a calling card is required. Cable is basic (normal) service.
Yard Care: Most homes have minimum care desert landscaping. However, the Tenant is responsible for minimal yard care.
Trash: Tenants are responsible for removal of trash from the home at check-out. Trash and recycle bins are to be left empty. An additional fee will apply if these terms are not met.
Taxes: Some rentals require a 1.5 percent sales tax be added to the rental rate and cleaning fees. Taxes will be noted on the contract and applied as appropriate.
Check-in: Check-in time is between 3:00 and 5:00 PM on the first day of the lease. Special arrangements must be made for early or late arrivals. ($25 administrative fee). For arrival before the first day of the month, pro-rated daily rental fees will apply, if the property is available.
Check-out: Check-out time is before 10:00 AM on the last day of the lease. All keys and openers must be checked in
and a security deposit refund request form completed and returned to the Property Management associate. Forwarding addresses
should be left with SunTree Realty to ensure return of your security deposit. No deposits are refunded on the day of departure.
